House Rules

By booking a reservation with Corporate Housing of America LLC, Legacy Vacation Homes or its partners and other Rentals you are stating that you have fully read, understand, and agree to the rental policies listed herein by Corporate Housing of America LLC. CHECK-IN TIME IS AFTER 4 P.M. AND CHECK-OUT IS 10 A.M. ABSOLUTELY NO Early Check-in or late check-out. A full day rent charge will be assessed if the guest does not check-out promptly at 10 A.M. Please remember there is absolutely NO parking in the home's driveway or unloading of personal items prior to 4 P.M. We have our inspectors, pool, yard and other maintenance professionals along with cleaners that need unrestricted access to the home up until that time. Attempted check-in prior to 4 P.M. will result in your responsibility for any damages not yet inspected and any repairs necessary billed at emergency hourly rates and may result in eviction with forfeiture of all payments made. We do Not offer Luggage drop off options. To comply with all the STR (Short Term Rental) Code Enforcement Rules & Regulations, we have added the following House Rules. To be able to have a STR Permit, it has to be a Win-Win for the State/County/City (Tourist Attractions, Restaurants etc.) along with the Neighbors, Homeowner, Property Management Company and the Guests. [ ] You will be required to DocuSign our House Rules Off Platform, depending on how many are in your group, we could ask for other adults in your group to also DocuSign the House Rules. Failure to DocuSign the House Rules will prevent you from getting the Door Code & Check-in Procedures. [ ] NO Unauthorized Guests, Events, Parties, Gatherings, Dinners, Birthday Parties etc. You must book an Event Center or Restaurant or community center. No one not on the original reservation is allowed at the STR Home, unless prior approved! This will get you removed from the house immediately, with ZERO Refund! [ ] STR Neighborhood Quiet Time is 10pm - 8am. This means you must be inside the house by 10pm (You can come and go as you need to, no worries) so as not to bother the neighbors, even in the Summertime! Not following the Neighborhood Quiet Time will get you removed from the house immediately, with ZERO Refund! If the Police are called or dispatched to the home, you will be removed immediately with ZERO Refund! [ ] NO Street Parking. You must park in the Garage (if available) and the Driveway Only. No Parking in front of any Neighbors Driveways/Homes. We do have a few houses that allow street parking, you can inquire if needed. If you get towed, that is 100% on you. [ ] If you're staying at one of our Pet Friendly Homes, Please make sure we have approved your Dogs (up to 2 Dogs, and we don't allow any other animals) and the $75 per Pet/Dog Fee has been paid prior to Check-in. If you pay for only 1 Dog and bring more, then it's an automatic $500 Fine. On certain homes we do accept up to 3 Dogs with a waiver. NO Dogs are allowed ever on the Furniture, beds & Linen. If you choose to allow your dog to do this, there will be a minimum of $250 Fee Plus the cost of any ruined linen and comforters due to dog hair etc. [ ] In Colorado, our AC is turned off from Oct 1st to June 1st. Our Heaters are Turned Off from June 1st to Oct 1st each year. [ ] If you have less than Five 5 Star reviews from previous hosts or you just joined the booking site, we may require you to upload a clear picture of your driver’s license. All of our properties are Non-Smoking Units! NO Smoking of Any Kind inside the house, or garage, if the property has been found to be smoked in, a $1,500.00 fee will be assessed. You can smoke anything you choose too, in the backyard and use the butt cans or throw away your butts. If a guest chooses to smoke outside, all cigarette / cigar butts must be removed off property. If butts are found on or around property, an additional $1,500.00 fee will be assessed for emergency after hour’s cleanup and remediation. For some of our properties, you will be required to send us a picture of the key in the lockbox, Gate clickers, garage door openers, and parking passes. There is a $150 Fee for any of these items that are accidentally taken or lost. Destin Florida Homes - You will be required to go to HOA to purchase your parking passes the day you check-in or the following morning upon arrival. If you don’t you will be towed at your expense. Per Short Term Code Enforcement - We do not allow any dinners, gatherings, events, parties or unauthorized people on our property or in the home. Any attempt to get around this rule, guests will be immediately removed with zero refund. If STR Code Enforcement fines them between $1k-$1500, guests will be required to pay and deal with local STR Code Enforcement. It is windy here so dust can accumulate, and it's pet friendly so there will be pet hair from time to time just the nature of being pet friendly. Please be aware of your surroundings. You might see a Moth or Spider or mouse in the house. This is vacation living. AGE REQUIREMENT – No reservations will be made to students or singles under the age of twenty-five (25). One (1) guardian is required for every four (4) singles under the age of twenty-five. Guardians must always accompany their children under the age of twenty-five (25) and be present at the time of check-in. Underage drinking and/or partying are not allowed in any of the rental units. Non-compliance with these rules and regulations will result in immediate eviction with no return of all payments made. PROCESSING FEE – A processing fee may be added to each reservation for the processing of your reservation and is non-refundable upon cancellation. PAYMENT – Half the payment amount is required upon booking. Personal checks will not be accepted – only credit cards are required. The balance will be processed onto the card on file unless another payment arrangement was made prior to 60 days before the arrival date. CANCELLATIONS – Cancellations made after the time of booking will be non-refundable unless deemed an emergency by the rental company. If you should have to cancel your reservation, please notify us immediately of any cancellation requests. 60 Days out from guests' first night stay could get 50% Refund, while 1-30 Days out and up today of check-in will have a Zero Refund, No Exceptions! This includes any Pandemics or Government Travel Restrictions. Guest travel refund policy: This also includes staying the whole length of the reservation and not allowing our team to fix any problems or issues that arise with cleaning, maintenance or anything that causes an issue in the property for a guest. The guest will not be refunded any amount after a completed reservation due to us not being allowed to fix issues. If they would like to find other accommodations, they must do so immediately within 1 hour after check-in time which is 4pm and vacate the house. If any damage is found or the house is left dirty guests will be charged a full night’s rate and cleaning fee. CHANGES TO YOUR RESERVATION – Any changes made to a reservation for a change of dates or otherwise will be treated as a cancellation. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must also be made at least one hundred twenty (120) days prior to check-in. MAXIMUM OCCUPANCY – The maximum number of guests for this property is limited to a specific occupancy per home. Exceeding the maximum occupancy will result in immediate eviction and forfeiture of all money paid. No more than the maximum capacity of persons are allowed on any property at any time unless otherwise approved with an event fee and permit. We do allow up to 2 Pets/Dogs with pre approval and the $75 Per Pet/Dog Fee Paid. If you bring dogs without paying or bring more dogs than you paid for, then it's a $500 Fine. Please keep all Pets/Dogs off All Furniture and Beds/Linen and pick up all Dog Poop so you do incur extra cleaning and damage fees. Thanks Please be aware of your surroundings. We are in the Foothills. We've had Bears in our Front Yard. We've had Deer in our backyard. Or numerous other wild animals. You might see Moth or Spider or mouse in the house. This is Colorado Out of respect for the residential community, this is not intended to be a "party house." Our neighborhood is quiet, we love our neighbors and do not want them to be disturbed. We also wanted you to be aware of that you're staying in a Pet Friendly Home even though you're not bringing any dogs etc. This means you might see a dog hair etc in the home from previous dogs. Every home is deep cleaned but there may be occasions where there is some pet hair that may have been missed.

The cabin is secluded and dog friendly which is wonderful to bring the whole family. It is close to the hot springs, on the river, and national forest for biking and hiking. The cabin has everything you need to cook, and cozy blankets and a real fireplace to enjoy the full cabin vide. The hot tub was also toasty and great view of the stars. Would certainly return.

This property is amazing! It’s very private, spacious, and right next to the hot springs. Highly recommend for anyone skiing at Monarch, hanging out at the hot springs, or visiting St. Elmo. You get National park quality views from the hot tub!

We had a great stay here with our family. The house is huge and gave us plenty of space to relax and hang out together. The kids loved the foosball table, and the hot tub was perfect after a long day. The house is really unique and fun, and the wraparound porch would be amazing in the summer. The location worked out great for us. Ski Cooper was about an hour away, and Mt. Princeton Hot Springs was just a few minutes down the road, which was super convenient. The hosts were very responsive and easy to work with, which made everything smooth from start to finish. We would absolutely stay here again and would recommend it to anyone looking for a comfortable and memorable place to stay.
