Our home is a tri-level split home. When you step inside you will be greeted with a beautifully decorated open floor plan living, dining and kitchen space. A great spot for your whole group to hang out while you enjoy the gorgeous views of Pike's Peak. Watch tv upstairs, downstairs or in your own private room as our house has a tv in every living space and bedroom! Our beautifully renovated kitchen shares in the abundant natural light from the living and dining space while also boasts a gas stove and updated appliances. Enjoy your morning cup of coffee off your private balcony from the master bedroom which has a luxurious king bed and it's own private 3/4 bath. There is enough space for the kids to share a room in our bunk room, opposite the master bedroom and three other separate bedrooms (each with memory foam king size beds). Let the kids hangout in the downstairs living room, fit with a huge sectional pull out couch while the adults start the grill and enjoy a glass of wine in the backyard. Minutes from Pulpit Rock, hiking trails and Air Force Academy our home is the perfect spot to come home to after a long day of activities. House Rules
Guest Terms and Conditions By confirming your reservation with Corporate Housing of America LLC, Legacy Vacation Homes, or any of our partner properties (collectively referred to as “the Company”), you acknowledge that you have fully read, understand, and agree to comply with all rental policies and terms outlined below. Check-In and Check-Out Check-In: After 4:00 PM Check-Out: By 10:00 AM Early check-in or late check-out is not permitted. A full day’s rental rate will be charged for any guest who fails to vacate the property promptly by 10:00 AM. Please note that no parking, entry, or unloading of personal items is allowed before 4:00 PM. Our professional cleaning, inspection, and maintenance teams require unrestricted access prior to that time. Any attempt to access the property before 4:00 PM may result in: Responsibility for uninspected damages, Emergency repair fees billed at hourly rates, and/or Immediate eviction with forfeiture of all payments. Luggage storage or drop-off prior to check-in is not available. Short-Term Rental (STR) Compliance & House Rules To maintain compliance with local Short-Term Rental (STR) regulations and to ensure a positive experience for all—guests, neighbors, homeowners, and the community—the following policies are strictly enforced: All guests are required to electronically sign (DocuSign) our House Rules prior to check-in. Depending on your group size, additional guests may also be required to sign. Failure to complete this process will prevent release of door codes or check-in instructions. Unauthorized guests, events, or gatherings (including dinners, parties, and celebrations) are strictly prohibited. Only registered guests listed on the reservation may occupy or visit the property unless prior written approval has been granted. Violations will result in immediate removal and no refund. Quiet Hours: 10:00 PM – 8:00 AM. Guests must remain indoors during this time to respect neighborhood tranquility. Police involvement will result in immediate eviction and zero refund. Parking: Only in designated driveways or garages. Street parking is prohibited unless otherwise stated. Any towing or fines are the sole responsibility of the guest. Pet Policy Only approved dogs (maximum of two) are allowed in designated pet-friendly homes. A $75-199 per pet fee applies and must be paid prior to check-in and is dependent upon location and listing. We have the right to cancel your booking if unauthorized pets are found. Bringing unapproved or additional pets will result in a $500 fine per occurrence. Pets are not permitted on furniture, beds, or linens. A minimum $250 cleaning fee plus replacement costs will be charged if violated. Select homes may allow up to three dogs with a signed waiver. Climate Control (Colorado Homes) All Other States AC/Heat is Available all Year Round Air Conditioning: Active from June 1 – September 30 Heating: Active from October 1 – May 30 Thermostats are preset and PIN-protected (69–75°F range). Guest Verification Guests with fewer than five 5-star reviews or newly created profiles may be asked to provide a valid driver’s license prior to check-in. Non-Smoking Policy All properties are 100% smoke-free indoors (including garages). A $1,500 fine will be assessed for any evidence of indoor smoking. Outdoor smoking is permitted only in designated areas; all cigarette/cigar butts must be properly disposed of. Failure to do so will result in a $1,500 cleanup fee. Keys, Access Items, and Passes Guests may be required to provide photos of returned keys, clickers, or parking passes at check-out. Replacement Fee: $150 per item. Some locations (e.g., Destin, FL) require HOA parking passes to be purchased at check-in; towing fees are the guest’s responsibility. Cancellation & Refund Policy More than 60 days prior: 50% refund. Within 30 days of arrival: No refund, no exceptions. Cancellations due to pandemics or government travel restrictions are not refundable. Monthly reservations must cancel 120 days prior to arrival. Changes to reservation dates are treated as cancellations. Guests who decline offered repairs or alternative accommodations during their stay will not receive refunds. Payment Terms Deposit: 50% due at booking; balance charged automatically 60 days prior to arrival. Accepted Payment: Credit card only (no personal checks). A non-refundable processing fee applies to all reservations. Occupancy & Age Requirements Minimum age to reserve: 25 years Maximum occupancy is limited to the number listed per property. Underage guests must be accompanied by a parent or guardian (one guardian per four guests under 25). Exceeding occupancy limits or underage parties will result in immediate eviction and loss of all payments. Cleaning & Housekeeping A one-time cleaning fee is added to all reservations. Daily housekeeping is not included but may be arranged at an additional cost. Guests must start a load of towels, wash dishes, and leave the home tidy. Trash Removal Fee: $99 if garbage is left behind. Pools, Hot Tubs & Grills Use of pools and hot tubs is at your own risk. No diving or glass containers permitted. Guests are responsible for costs resulting from broken glass, drained pools, or tampered equipment. The Company does not provide or maintain grill supplies (propane, charcoal, utensils, etc.). Noise, HOA & Fines Most homes are located within Homeowners’ Associations (HOAs) with strict rules regarding parking, occupancy, and noise. Fines ranging from $1,000–$1,500 may be assessed by local authorities or the HOA. Guests are solely responsible for paying any such fines. Liability Waiver Guests agree that Corporate Housing of America LLC, its owners, and employees are not liable for injury, loss, or damage during occupancy. Guests assume all risk of use of the home, pool, or property and agree to indemnify and hold harmless the Company against any related claims. Security Systems & Wi-Fi Some homes are equipped with exterior security cameras for guest and property protection. Tampering with or disabling cameras, Wi-Fi routers, or security systems is prohibited and will result in immediate eviction with no refund. No cameras are installed inside living spaces. Property Availability In rare circumstances where the reserved unit becomes unavailable, guests will be offered either a full refund or a comparable property. The Company’s liability is limited to these options. General Conditions Falsified reservations will result in forfeiture of all payments and immediate eviction. Guests are responsible for any damage, rule violations, or excessive cleaning required after departure. All disputes shall be governed by the laws of the State of Colorado and the County in which the property resides. Final Acknowledgment By proceeding with your reservation and/or entering the property after 4:00 PM on the date of arrival, you acknowledge and agree to all terms and conditions contained herein.
