Good to know

Our home is a tri-level split home. When you step inside you will be greeted with a beautifully decorated open floor plan living, dining and kitchen space. A great spot for your whole group to hang out while you enjoy the gorgeous views of Pike's Peak. Watch tv upstairs, downstairs or in your own private room as our house has a tv in every living space and bedroom! Our beautifully renovated kitchen shares in the abundant natural light from the living and dining space while also boasts a gas stove and updated appliances. Enjoy your morning cup of coffee off your private balcony from the master bedroom which has a luxurious king bed and it's own private 3/4 bath. There is enough space for the kids to share a room in our bunk room, opposite the master bedroom and three other separate bedrooms (each with memory foam king size beds). Let the kids hangout in the downstairs living room, fit with a huge sectional pull out couch while the adults start the grill and enjoy a glass of wine in the backyard. Minutes from Pulpit Rock, hiking trails and Air Force Academy our home is the perfect spot to come home to after a long day of activities. House Rules

By booking a reservation with Corporate Housing of America LLC or its partners and other Rentals you are stating that you have fully read, understand, and agree to the rental policies listed herein by Corporate Housing of America LLC. CHECK-IN TIME IS AFTER 4 P.M. AND CHECK-OUT IS 10 A.M. ABSOLUTELY NO Early Check-in or late check-out. A full-day rent charge will be assessed if the guest does not check-out promptly at 10 A.M. Please remember there is absolutely NO parking in the homes driveway or unloading of personal items prior to 4 P.M. We have our inspectors, pool, yard and other maintenance professionals along with cleaners that need unrestricted access to the home up until that time. Attempted check-in prior to 4 P.M. will result in your responsibility for any damages not yet inspected and any repairs necessary billed at emergency hourly rates and may result in eviction with forfeiture of all payments made. All of our properties are Non Smoking Units! NO Smoking of Any Kind inside the house, or garage, if the property has been found to be smoked in, a $1,500.00 fee will be assessed. You can smoke anything you choose too, in the backyard and use the butt cans or throw away your butts. If guest chooses to smoke outside, all cigarette / cigar butts must be removed off property. If butts are found on or around property, an additional $1,500.00 fee will be assessed for emergency after hour’s cleanup and remediation. If staying in Steamboat there is no smoking in or outside the unit period and the above fines will apply. These rules supersede all third-party booking sites like VRBO, Airbnb, Booking. Etc. Which means no refunds can be done through these platforms as these rules take precedent over theirs. For Houston Penthouse - Please return the Key Fob back to the Lockbox and then lock the Lockbox when you're leaving the property. There will be a $300 Fine for any Key Fob not returned, damaged etc. For Houston Properties - Please take a picture of the Gate Clicker on Kitchen Counter and a picture of the keys back in the Lockbox or its a $150 Each Fine for not returned or damaged! For Destin Florida Homes - You will be required to go to HOA to purchase your parking passes the day you check-in or the following morning upon arrival. Per Short Term Code Enforcement - We do not allow any gatherings, events, parties or unauthorized people on our property or in the home. Any attempt to get around this rule, guest will be immediately removed with zero refund. If STR Code Enforcement fines them between $1k-$1500, guests will be required to pay and deal with local STR Code Enforcement. No Animals or Pets of Any kind including Service Animals are allowed in any of our Homes unless otherwise specified. - Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all payments made. There are plenty of homes in our area that do accept Animals or Service Animals and upon request we could recommend some to you as we have some listings that allow them as well and will say pet friendly on them. Guest who violates this pet policy will be charged up to an additional $500, plus the expense of any necessary cleaning. Violations may result in immediate eviction and forfeiture of rent. The homes that are not pet friendly are because the home owner has a family member who is highly allergic and has health issues and that supersedes any ada law and we cannot allow any animals of any kind on homes that are not pet friendly. If in Pet Friendly Home. We do take a $50 Per Pet fee thru Airbnb Resolution Center. If There is NO Pet Damage and all the pet poop is picked up and placed in the trash cans etc then we won't charge an Extra $125/per Pet to clean. If you pay for just 1 animal and bring more than there will be an automatic $500 Fee. It is windy here so dust can accumulate and its pet friendly so there will be pet hair from time to time just the nature of being pet friendly. Please be aware of your surroundings. You might see Moth or Spider or mouse in the house. This is vacation living. AGE REQUIREMENT – No reservations will be made to students or singles under the age of twenty-five (25). One (1) guardian is required for every four (4) singles under the age of twenty-five. Guardians must accompany their children under the age of twenty-five (25) at all times and be present at the time of check-in. Underage drinking and/or partying are not allowed in any of the rental units. Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all payments made. PROCESSING FEE – A processing fee may be added to each reservation for the processing of your reservation and is non-refundable upon cancellation. PAYMENT – Half payment amount is required upon booking. Personal check will not be accepted – only credit card is required. The balance will be processed onto the card on file unless another payment arrangement was made prior to 60 days before arrival date. CANCELLATIONS – Cancellations made after the time of booking will be non-refundable unless deemed emergency by the rental company. If you should have to cancel your reservation, please notify us immediately of any cancellation requests. 60 Days out from guests first night stay could get 50% Refund, while 1-30 Days out and up to day of check-in will have a Zero Refund, No Exceptions! This includes any Pandemics or Government Travel Restrictions. Guest travel refund policy: This also includes staying the whole length of the reservation and not allowing our team to fix any problems or issues that arise with cleaning, maintenance or anything that causes an issue in the property for a guest. The guest will not be refunded any amount after a completed reservation due to us not being allowed to fix issues. Also, due to the fire danger in our area year round, we ask that you do not smoke at any time on our property. We do allow up to 2 Dogs only with preapproval and the $75 Per Pet Dog fee paid thru Airbnb Resolution Center. Our home is not for parties or events. Out of respect for the residential community, this is not intended to be a "party house." Our neighborhood is quiet, we love our neighbors and do not want them to be disturbed. We utilize a state of the art August lock for your convenience. Download the app and forget about having to remember access codes or return keys. The front door locks and unlocks with a simple press of a button on your phone. Video Surveillance: – The Property has security cameras placed in the following areas: Locations of all Security Cameras: 1. On the front/West side of the house facing the front door. 2. On the back of house facing back yard This video footage is not shared and is recorded for liability reasons in the cases of a break-in, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned. ATTENTION: * We provide fresh sheets, towels, hand towels, wash cloths, and essentials like shampoo, soap, toilet paper etc. * Pets are NOT allowed in this property; * Please let us know if the trash is overflowing - we will fix that for you! * There is central AC throughout the home You will have access to the whole house and garage ( we don't provide a garage door opener) Please ONLY park in the Garage or our Driveway.
